During the design and construction of your home, you will work closely with the FrontPorch team, and as needed the architect, interior designer, and lender. Communication between you and your builder is one of the most important aspects of a successful construction project. Step 1: Initial Consultation
The FrontPorch Team, consisting of a Sales Consultant and a Project Manager, meets with you to evaluate your home and learns your objectives. At no cost to you this consultation will allow us to gather the information necessary to prepare a General Scope of Work and a Preliminary Pricing.
Step 2: General Scope of Work and Project Budget
FrontPorch presents to you a General Scope of Work and a Preliminary Pricing based on your objectives discussed in the Initial Consultation.
Step 3: Loan Pre-Approval
If financing is required, loan pre-approval is recommended at this time for the purchase and construction/renovation of your home. We will assist you throughout your loan approval process.
Step 4: Design Service Agreement
You and FrontPorch enter into a Design Service Agreement. During our design service period, we will engage a preferred architect, create your final Construction Documents, and prepare the Specifications & Selections for your home.
Step 5: Construction Contract
After the Construction Documents and Specifications for your home are complete, we will present to you the Construction Contract. Your Construction Contract will include:
a. A Guaranteed Price to build
b. A Guaranteed Completion Date to complete your project
c. The Construction Documents
d. Specifications and Selections
e. A Construction Payment Schedule
g. A One (1) Year Builder’s Warranty
Step 6: Signing the Construction Contract
You and FrontPorch execute the Construction Contract.
Step 7: Loan Process and Approval
If financing is required, you will submit your loan application to a lender at this time and upon approval will close on the loan.
Step 8: Construction on Your Home Begins!
We will submit the building permit application and handle the permitting process on your behalf. Once we receive your permit application construction begins! It is our objective to provide you with the most professional and responsive building experience possible.
*For smaller projects where the services of an architect are not necessary, FrontPorch will assist you in the limited design that is required to plan your project. This process will not require a Design Service Agreement.
